Understanding Eclectic Furniture

Before we dive into the specifics of furnishing small spaces, let’s clarify what we mean by eclectic furniture. The eclectic style embraces various styles, eras, and design elements. It’s all about blending diverse pieces to create a harmonious and visually appealing whole. Eclectic furniture is characterised by its ability to transcend traditional design boundaries, making it an ideal choice for small spaces where every piece must count.

Maximising Functionality

In a small space, every piece of furniture should serve a purpose. Start by identifying the primary functions of the room. Is it a living area that needs to accommodate seating or a bedroom where storage is essential? Once you’ve established your priorities, select eclectic furniture pieces that fulfil those needs without overcrowding the space. For example, consider a sofa bed or a compact dining table with storage options to maximise functionality.

Choosing the Right Scale

Scale is critical when it comes to small spaces. Furniture that is too large can overwhelm the room, while pieces that are too small may feel lost. Eclectic furniture offers a range of options in various sizes, allowing you to find details that are perfectly proportioned for your space. Look for functional and appropriately scaled pieces to create a harmonious balance.

Embracing Multifunctional Pieces

Multifunctional furniture is a game-changer for small spaces. Pieces like convertible coffee tables that can double as dining tables or ottomans with hidden storage compartments are excellent choices. These versatile items can adapt to your changing needs, saving space and money. Consider shopping for such eclectic homewares online Australia to discover various options.

Utilising Vertical Space

In small spaces, verticality is your friend. Eclectic shelving units, bookcases, and wall-mounted storage solutions can help you maximise vertical space. This frees up valuable floor area and adds visual interest to the room. Use these shelves to display decorative items, books, or even small potted plants to infuse your style into the space.

Mixing Styles and Textures

The beauty of eclectic design is its freedom to mix and match styles and textures. This approach can create a layered and visually engaging atmosphere in small spaces. For instance, combine a modern sofa with vintage side tables or pair a sleek, glass-topped coffee table with rustic wooden chairs. The contrast between styles and textures adds depth and personality to your space.

Playing with Colors

Incorporating various colours into your eclectic furniture can breathe life into a small room. While neutrals can create a sense of openness, don’t be afraid to add pops of colour through accent chairs, cushions, or art pieces. Just be mindful of the colour palette to ensure it remains cohesive and visually pleasing.

Accessorising Thoughtfully

Accessories are the finishing touches that can tie your eclectic design together. Incorporate homewares online in Australia or from local shops to find unique and eclectic decor pieces that reflect your personality. From decorative lamps and artwork to rugs and textiles, carefully chosen accessories can enhance your small space’s overall look and feel.

Maintaining Visual Flow

Even in a small space filled with eclectic furniture, it’s essential to maintain visual flow. Arrange your furniture to create clear pathways and open sightlines, making the room more spacious. Avoid overcrowding, and keep the arrangement balanced and harmonious.

Final Thoughts

The right choice of eclectic furniture can make a substantial impact in small spaces. Embrace the diversity of styles, textures, and colours that eclectic design offers to create a unique and inviting atmosphere. Whether you’re in Australia or elsewhere, exploring homewares online can provide you with a plethora of options to complement your small space makeover. Why Should You Choose Black Timber Stain

Black Japan Timber Stain

Semi-transparent stains emphasize the fence design and the clear toner shows it through the wood grain. Since there is less pigment in a monochrome spot, it darkens the grain. For this table, we decided to use Minwax for the real black stain and a small black clothing stain.

Different stain colours can complement the wood grain and cover it for a new look. Black Japan Timber Stain can be used if you want a darker, more masculine look. For this look, consider using black Japanese stains varnish for wooden furniture or dark stain to highlight the natural wood grain and beautify the furniture in your room.

Pickling wood is a great way to change or colour wood and it can help to highlight the natural colour of the wood and the various grains and textures. To achieve a richer and more solid look, it is important to treat the deck with pine and use a stain to change the colour. Painting wooden furniture in black is an unexpected choice and can be beautiful.

Most wood surfaces need some protection at some point and can benefit from a cover stain that freshens up the paint. By distinguishing between an oil stain and a stain that improves the appearance of the deck without changing the wood color, the oil will enhance the current color you want to leave on your wood. The choice of top wood is more than just the choice of colour or brush product for the covering, it requires consideration of the type and age of the top wood before staining or varnishing it.

Black stain uses coloured polyurethane which is applied in a single step to give you a durable finish. Kilz Exterior Impregnation Wood stain gives new and old wood decks a semi-transparent colour protection layer that lets the wood grain shine through. Stain products are water- and oil-based, but the most commonly used stains and varnishes are Cabots stain/varnish, a water-based top layer that requires built-in stain and scratch protection and improves wood grain with low odor.

Black Japan Timber Stain

Try to let a decent amount of wood paint shine through with a slight black stain. You will see a smooth surface, and black stain is better than paint if you don’t want lacquered furniture to look like that. Classic black is a medium to the other two stains, whereby a little wood shines through in grains.

As you will see with Red Oak and the other two brands, it is a deep stain that penetrates the hardwood. My theory is that the stain binds to the stained surface of the wood where the previous layer has absorbed it, and the excess is wiped off.

Black stain paints have been tested on birch plywood, maple, poplar, pine, and red oak. When I compared the six grey wood stains, the colours changed according to the type of wood used.

The top layer deepens the black colour and covers the wood grain. Much like Sean’s Mom’s inspiration for black metal legs, the black stain is a way to look at and use wood.

Redwood and cedar are two of the most popular colors for opaque stains, but other wood tones and colors can be just as rich and beautiful. Transform or upgrade an old wooden cabinet, dresser, drawer, or dressing table with black stain and black paint to highlight carvings, door drawings, edges, and other sticky items such as antiques, gold, and wax. Stains that contain a touch of colour give the wood a light hue, but do not alter the appearance of the decks.

Use Black Timber Stain or black paint on furniture to achieve a smooth and durable surface. Extreme semi-transparent exterior wood stain is available in a range of looks and wood tones, giving a rich uniform colour and letting the natural grain shine through the wood. Black is a simple black Cuprinol color preservative that is perfect for rough and smooth wood Morrell Two-piece colored wood filler black is a strong two-piece filler man pine stain black is the best water-based wood stain in black Bona Gap Master is a silicone-free flexible mastic that fills gaps in skirts and floors man oak stain wood, black is formulated to provide a stunning black finish on hardwood, such as oak.

They lead to a bolder colour shift in the final colour than the original wood colour and give more directions to the stain colour. The final colour is the result of mixing the darker stain colour with the darker wood colour. When staining deck wood receives a lot of sunlight, it should be more considerate the account that lighter stains reflect the heat more effectively, while darker stain colors absorb more heat.

You can counteract this by looking for a good pickling agent and applying a second coat. If you are painting or varnishing a piece of furniture in black or dark colour, make sure you have some good light sources on the sides of the furniture.

It can be difficult to find out what the best black stain for your project looks like from the tiny pictures in the tin. Usually, I leave the black wood stains for all types of wood on a board to keep the grain as even as possible. My favorite gray stain looks gray with a light maple hue.

How To Maintain Timber Floors

Timber Oil

You may have heard of solutions such as baking soda, lemon juice, or vinegar as an alternative to cleaning wooden floors, but you should avoid using any of these solutions as a large amount of acid can damage wooden floor sealants and coatings.

Do not use ammonia cleaners, oils, or soaps on wooden floors as they can tarnish the surface and performance of your floors. Do not use vinyl or tile floor cleaners as they can damage clean wooden floors. Use detergents designed to clean hardwood floors instead of other products that are hard or contain ingredients that tarnish the hardwood finish.

Never use a steam mop or carpet cleaner to clean hardwood floors, as they expose the wood to liquid. Do not use steam mops to clean, as they can remove the surface from the floor. Instead, use a floor cleaning product recommended as a floor covering, or opt for simple soap and water.

Make sure that the detergent you are using has been designed and developed specifically for hardwood floors, e.g. For cleaning forest floors. Do not use furniture cleaning sprays or oils to clean wooden floors as they can make the surface slippery. Follow the recommendations of the mop manufacturers and use the timber floor sealer, wooden floor polish, dust spray, or mop that does not require any additional cleaning agents.

Excessive moisture can damage the floor, hence avoid using a floor vapor, wet wiper, or other cleaning methods that allow water to seep into the planks, causing warping and other damage. Wood expands when it is wet, so never use a damp mop or excessive water to clean your floor.

It is a good thing to have a simple cleaning routine so that you can make your parquet floors look good and shiny. Without regular cleaning, dirt and dirt can accumulate over time in the parts used by your floors. If cleaning does not cut it, you may need to repaint the wooden floors to make them look new.

For a thorough cleaning of hardwood floors, before, during, and after spring, winter, and public holidays, use a wooden floor mop or a wood floor detergent diluted according to the label instructions and timber floor sealer to protect the floor.

Due to the dust particles on the mop, you cannot dry clean your floor with a mop. Instead, sweep or vacuum the floor to remove dust and dirt, and then use a wet wiper or standard hardwood floor cleaner. After wiping with clear water, rinse with a cloth or sponge and wring out any excess mop on the floor and then remove with a cleaner.

Timber Floor Sealer

To finish laying hardwood floors, it is recommended to use a terry-toweling pug with a rotating head, which would make cleaning corners, cabinets, and floor tiles very easy. This mop quickly cleans dust from wooden floors and is treated with a dust remover that picks up dust, dirt, and pet hair that has scratched the floor surface. You can use a damp mop to clean your floor, or you can dry clean it to remove large dust particles.

Some manufacturers of prefabricated hardwood floors recommend their own specific products specifically designed for their floors for routine maintenance. Spraying professional wood floor cleaners and timber oil are recommended, as we can remove tough stains, dirt, and matte surfaces from your floors.

Below is a list of maintenance techniques you can use to keep your wooden floors clean. Regular wood floor care can be carried out with an antistatic mop, collecting grit and dust without walking on dirty floors or damaging the surface would be more effective. Scratch marks and stubborn stains can be removed with light rubbing with a wood floor cleaner, but it is recommended to run a test in an insulated area of your wood floor to check the compatibility of the cleaner with your flooring covering.

To clean wooden floors with vinegar, add 1 / 2 cup of white vinegar to a gallon of lukewarm water. In order to ensure effective deep cleaning with a neutral pH value, wood floor cleaners should have the surface recommended by the manufacturer. Once you have found the right detergent, use it on floors that have become damp with a mop.

Routine cleaning involves sweeping, dusting, wiping, vacuuming, and removing dust and dirt with bare sediment. Whether with a vacuum cleaner for dry cleaning or a damp mop for sweeping the floors, there is an excellent weekly routine for cleaning the floors. In busy areas such as the dining room and kitchen, sweep and vacuum as often as possible and wipe the parquet floors once a week.

To remove sticky dirt as quickly as possible with a damp cleaning cloth, a mini splash of wood floor cleaner, or strong abrasion can normally clean perfectly.

The most effective cloth material for cleaning hardwood floors is microfibre, as it is soft in texture, the wood is not damaged, and is very absorbent. Do not use a vacuum cleaner with a racket or baton attachment that scratches the surface of the wooden floor. In order to obtain a hardwood floor, it is not necessary to wipe parquet floors, but to wipe ceramic tile floors with a damp mop.

Wood species differ not only in colour and hardness but also in coating and floor texture, which means that the care and cleaning agents used are different.

We hope this beautiful infographic and guide will help you make your wooden floors look fantastic and set you on your way to the sky of wooden floors with our floor care product recommendations. How to create a minimalistic home

minimalistic home

In this article, you will find practical ways to make your home more minimalistic and less cluttered. With these tips, you create the feeling that you and your guests want at home. We’ve broken down the process room by room in this guide to transform your home into a minimalist home.

What do you think a minimalist home looks like? You may think of white bare walls, and open spaces. To be honest, anyone can practice minimalism by creating different colour schemes within their home. This can be done by changing small and simple things such as the colour of your door handles.

Minimalist living, therefore, means declaring, organizing, and minimizing your home to lead a simpler, more purposeful lifestyle. The texture, the colour palette, the style of the furniture and the general feeling of living give you a starting point. The colours that usually stand out in a minimalistic home are black, white, and grey tones.

According to Melissa Lee, founder and creative director of Bespoke, one big misconception about minimalist homes is that they require more thought. Successful minimalist homes reflect the tastes of their owners and the way they want to live in a minimalist space.

Although there are no rules for a minimalist style house, each house is different and you can add your own personal style to your home. This can include adding black door handles, white curtains and grey decorative pieces. If you love your home, you need to add items that are personal to you — be it a wall of large photos or a curated collection of items taken on your trips —.

black door handle

In my previous list I touched a little on this but finding a good piece of furniture that adds some flair to your room is a good starting point for minimalist home decor. In a minimalist home, the essentials of life take centre stage.

Whether you are looking for a vintage armchair, a modern beanbag, a tall floor lamp or a round coffee table, you can break open a symmetrical space while remaining aesthetically minimalist.

If you live in a restricted space and do not want to overload the floor with home decor, it might be difficult to add a personal touch to your space. To transform your living room into a minimalist style, first clean up the space by clearing out all the extra things you’re lying around, such as coffee tables, side tables, window canopies, and entertainment centres.

Create a space in your interior where you can display your beautiful furniture, works of art and valuable possessions. Although it’s a nice idea, the truth is that most of our kitchens are burdened by duplicate tools, cluttered pantries and covered counters. To begin the transition to a minimalist kitchen, empty the cupboards and place their contents on the counter or table where you need the space and not on the floor.

In a confusing and busy world, creating a peaceful atmosphere at home is always a good idea. Having a minimalist home and integrating it into the decor is a great way to take the hustle and bustle of life and replace it with a simple, organized and simple change. Let me explain the best way to reach this goal is by having a clear understanding of home renovations and the essentials for building.

Given the many things that burden us in our daily lives, it is not surprising that one of the biggest trends in home decor is today not just design style, but a whole lifestyle change: a growing movement called minimalism or minimalist living. Growing life that emphasises living with little and appreciating more is what minimalism is all about. A minimalist home is simple, shows the essentials, and has a clean, organized atmosphere.

Protecting Exterior Timber In The Heat This Summer

Similar to the way we protect our skin from the sun’s UV rays, your furniture also needs to be protected from the harsh sunlight this summertime. To ward off the sunlight and protect the more delicate things in your garden such as wooden furniture, patio chairs, tables, etc, you need to follow a few bits of advice. The harsh heat of the sun tends to damage wood and later, cause cracks in it. Moreover, the intensified dry wind can also make the wooden furniture lose its sheen. To prevent this, exterior furniture stains, natural oils, and investing in furniture covers, can ensure durability and protection. Nevertheless, worry no more; we are here to prevent your furniture from being damaged.

Let’s have a look at ways to prevent heat damage as well as prolong the longevity of your possessions.

  • Furniture Covers Are Essential – Furniture is vital in any house, office, or public area. For protecting things like tables from heat damage, furniture covers are the most beneficial purchase someone should consider investing in. The furniture covers come with strong fabric and cover the entire furniture from every corner and edge. The furniture covers are available in various fabric types such as Polyester, Vinyl, or Canvas material, known to be extremely thick, blocking out UV rays and any other potential for weather damage . This allows for protection from sun, wind, and rain. Although they can be expensive, especially when they are custom made, it will save you money in the long term as you wont need to pay for repairs or purchase new outdoor furniture. Outdoor furniture is rather expensive and it is important you look after it.
  • Keep Your Furniture In The Shade – If you want to preserve your outdoor sofa’s durability for example, you must keep your furniture in the shaded area and not under the harsh direct sunlight. The shaded area makes sure to prevent heat damage and increase the durability of the furniture. In terms of discolouration, the sun can also tint materials of cushions or pillows. Brighter colours will eventually fade and whites will turn creamy.
  • Opt For Good Quality Timber – It is important to do your research on strong, durable wood. Excellent quality wood not only is more reliable, but also reduces the chance of damage, also making the house look a lot more sophisticated and taken care of. An purchaser must select a kind of timber that does not require much maintenance. Choose a wood type that does not need to be polished every week or month consistently. The higher quality timber is considered appropriate for keeping outside of the house. Moreover, the teak wood is a reasonable option to opt for as exterior timber in summers. The teak wood is high in rubber and oil content and is termite resistant.

Cover Your Furniture With Paint – Wooden outdoor furniture with no oils or protectant and that  is put directly under the sunlight makes it more vulnerable to damage. If you ensure that your furniture has a top layer of thick buffing oil, timber oil, sealer or general mould treatment for wood, then it will withstand all types of weather conditions. Moreover, an individual must use a UV rays protectant color, which lessens the chances of damaging the timber and extensively increases the durability of the wood. Further, there are numerous

Timber will not corrode in heavy industrial environments or salty air like other building materials such as steel.

When it comes to choosing the right natural timber, you can go for a hardwood or a softwood type. Architects design buildings with timber ceilings and walls in order to achieve a softer and more natural aesthetic to the interior spaces. Make sure that you select the type that you need structurally first, whilst achieving what is visual appealing should come second.

All hardwood needs to be treated with ACQ, which will help to protect the natural timber from rot, insect infestation, splitting, and will help to ensure that the ongoing costs are kept to a minimum. Softwood needs to be treated in a clear treatment as it can change the colour of the timber. You can treat the wood with an oil-based preservative which will help to preserve the timber.

Here are some advantages of natural timber:

The timber is readily available

Timber is a natural material that can be easily sourced from building material suppliers all over the world. This makes it very popular for construction and a range of different forms of building types.

Natural timber is safe

Given the fact that the timber has come from a natural source, it means that it is non-toxic. The wood is safe to handle even when it ages, and it won’t cause any damage to the environment. You can reuse the timber which increases it’s green star energy rating and the carbon credits too. Most timbers are sustainably harvested and continue to have a long life past their original first use in a building.

Timber is very easy to work with

Natural timber is lightweight, low density and has an attractive grain structure, all these attributes made timber one of the most popular materials in the early days of building. These days we have very high-tech advanced machinery that can cut, prepare and drill the timber to the right shape and size required. Even the hardwood types are easy to work with when compared to the other types of materials used in buildings such as steel.

Timber is very cost-effective

The price points for timber compared to the other types of materials is very affordable. It has fewer steps in the processing journey, so it costs less to produce. It’s cost effectiveness is also attractive when you take into consideration the life cycle of timber.

It is carbon positive

Due to timber being a greenhouse product, it has a lower environmental impact than other building materials such as concrete, aluminium and emission-intensive steel. It happens to be one of the only building materials that help to lower the carbon emission, which positively adds to addressing climate change. Carbon is a source of renewal and gives back to the environment helping the earth. As the trees grow, they take in the atmospheric carbon dioxide and will then store that in their trunks, branches and leaves. About half of the dry weight of the tree is actually carbon that has been stored in the tree for its life which is then retained during the timber processing journey.

It seems there are many benefits to using natural timber when constructing and building. Perhaps it is the ideal choice for your next project.

The importance of cleaning your timber furniture

clean wood furniture

If you are confused about cleaning, waxing, dusting and polishing your wood furniture, then this article is for you. Experts have different opinions on how to care for wood furniture (although most people agree decking oil is a must have!), and the answer is that it often depends on the finish of the piece.

The dusting

You may not be used to dusting your wood furniture, but it is essential that you carry out frequent dusting to ensure you remove the airborne deposits that create a filmy layer and can damage the surface of the timber. Dry, clean and only use soft or feather dusters to remove the dust from wood furniture. You need to avoid pushing the dust into the air when it will eventually settle back on the same surface. If using a cloth dampen it slightly and then dust to avoid scattering the dust around the room.

Cleaning

Not to be confused with the practice of white washing timber (when you paint it white). Try not to use all-purpose sprays if your wood furniture doesn’t have a plastic coating (like the ones that come with children’s furniture and kitchen tables). You will want to avoid cleaning any wood furniture with water. If you have a spill or sticky spot, then you can dampen a cloth with some soap and water. Try and wring the fabric out as much as you can and wipe over the area. Rinse the area straight away and dry with a clean cloth. You can buy cleaners, furniture oils and oil polishes that protect the wood by making the surface more slippery. Be aware that these cleaners do not offer a protective layer.

The products that contain a high percentage of oil will show fingerprints. People tend to use olive oil to polish, but this will smear and attract the dust. Most commercial liquids and furniture sprays have an ingredient called silicone oil. These oils will provide you with some protection. If you suspect that a piece of wood furniture has been polished with these cleaners, know that some residues can interfere with the finish which will require professional attention. There are homemade recipes that you can make to clean your timber furniture with. You can often revive grimy wood furniture with equal parts of olive oil, strained lemon juice, gum turpentine and denatured alcohol.  You just need to apply with a cloth and buff clean.

Quite often during the manufacturing phase, polyurethane, shellac or varnish is applied to the wood, which will then protect the surface. If you use wax over this, it will protect the manufacturer’s finish and reduce surface scratches. Wax will provide your furniture with a hard finish that won’t smear and lasts longer than the polishes and sprays. Ensure you are using wax that is designed for your type of furniture and wood. Paste waxes will often last up to two years. While liquid wax is more natural to work with, it will leave a thinner coat on the wood and will need to be applied more frequently.

Make sure when applying wax that you are doing it in light coats, and when you rub the surface you go with the grain (in the same direction as the natural lines in the wood). Always use a clean, soft cloth to dry and buff. Cleaning your wood furniture the right way is essential to keep the furniture looking great and lasting a lifetime. Again, make sure you research the type of wood furniture you have so you know you are using the right products for the specific timber.

How to Create a Beauty Room for Your Daughter

princess room for girl

Designing and decorating a kids room can be difficult and more so if it’s a daughter’s room. Just like adults, the ‘little women’ have their tastes and preferences when it comes to designing their space. Imagine it’s a place where she can play dress-up with bridal makeup looks or try new hairstyles.

It might be the need to reflect the colour combinations associated with someone they admire and want to model, or the urge to outdo their friend whose room they have seen. For a mother trying to please the taste of her precious girl, the challenge may be making an investment in design and décor that will only last a year before she outgrows it.

If all this is true about general décor and design for your daughter’s room, it’s even more crucial if it is about her beauty room. Your daughter’s chamber of beauty and dressing must be perfect, and give her the satisfaction and feeling of glamour that a young growing woman deserves. So what ideas should guide you when creating a beauty room for your daughter? Here are a few tips that could save you from the dilemma.

A full-length mirror at the heart of the dressing space

A full-length mirror will give your little princess a full view of herself and show details of how a dress looks on her, how well her hair extensions look and the effect it makes on her face. It lets her find the perfect shoes to match with the rest of her attire, in a seamless way. Finishing off the dressing space with a tufted settee and a fur mat for her little feet makes the setting perfect.

A theme for the beauty area

Even though your daughter may not be at the age of makeup, anticipating that phase is not a bad idea. A little table and chair with a tabletop mirror surrounded with little light bulbs could give a perfect feminine aura in the little room. You could cover the table with cute little makeup dummies. For the space colour, you may want to reproduce Paris by painting your mirror frame pink and choosing the same colour for the little seat and table. This obviously means you need to use pink for the rest of the room too, including the draperies. Alternatively, you could use the curtains to complement the pink theme with a touch of sparkle or shine, to magnify the glamour. Add a cute pink fur-drape on the little seat as the final touch.

‘Her little treasures’ closet

From the hairband to her little jewels and her petite purses, an organised closet will give your daughters room a complete look. It does not have to be big, but placing it in the right position in the room has a complementing function. It could be next to the beauty space, where she can easily reach her little treasures.

A lot of these details will greatly depend on your daughter’s age and taste. It is important to plan and follow the designing and décor with her. Surprises may not always work in this case. You certainly don’t want to be redecorating the beauty area a day after it has been done because your daughter, who has always shown a liking for pink, now prefers purple!

Assessing Ground Quality Before Construction

The Process of Assessing Ground Quality Before a Construction

All major constructions have their roots (foundations or supports) in the ground. Likewise, any tangible construction must have a solid foundation or support structure held firmly in the ground. As such, it is very important to assess the quality of the ground before construction, regardless of whether you are building a high storey building in the outskirts of Sydney CBD or an adventure park in rural Victoria. Just as the type and design of foundation or earthwork to be constructed depends on the ground quality, the type and process of assessing ground quality before construction work depends on properties of soil. This can have a huge impact on a variety of factors that goes into construction starting from the type of foundation to be used to the air compressor to be used for industrial purposes. The report of the ground quality test subsequently determines the design and type of construction. This highlights the importance of assessing ground quality before construction.

Assessing ground quality before construction is usually the first step in any construction planning. How would you turn a block of land into a workable and secure construction site?

Everything starts with site prep that entails a number of essential phases: from site analysis to demolition, from the site set out to excavation… Should you exhibit professionalism in every one of these steps, you will lay a solid foundation for your future building.

So let us roll our sleeves up and learn what you need to achieve before the first shovel goes from the ground.

Website observation and analysis

To begin with, you have to discover all of the peculiarities of the website. That is why you measure and assess before you take care of different tasks on your to-do list.

Through site investigation and assessment, you make certain that the building is going to be constructed on a suitable place for your project.

Think about the dimensions, orientation, and incline of the site. Also, note the climate and microclimate of their future building’s position. This can help you figure out if solar access or cooling breezes must take the priority for your construction, as well as help you leverage seasonal temperatures, humidity levels, winds, etc..

Also, consult local authorities for any building restrictions. They should also offer details about existing or old water, gas and sewer lines which may pass through the site. You might even want to have an engineering consultation to determine the best way to go about the assessment.

The Process of Assessing Ground Quality Before a Construction

It is important to understand how suitable the ground is for the proposed construction work. Assessing ground quality follows several tests and processes. Some of these processes are carried out in the lab while some are conducted in the field. Here are the major important processes of assessing ground quality before construction:

Moisture Content Test: this test is also known as the water content test. It is a very vital ground quality test before construction. This test can be determined by various processes, which include: Alcohol method, Calcium carbide method, Oven drying method, Pycnometer method, Radiation method, Sand-bath method, Torsion balance method, etc. Of all these methods, oven drying is the most accurate and common. The oven-drying method follows this process: a small sample of the ground to be assessed is weighed and dried in an oven at a temperature of 110°C ± 5°C. After about 24hrs, the dried soil would be removed from the oven and reweighed. The final weight is then subtracted from the initial weight, this difference is taken as the moisture or water content in the soil. This can really help with buildings that have external timber cladding which requires a good moisture control.

Specific Gravity Tests: this test is very important for any construction contractors to calculate the weigh-volume relationship of the ground, hence, the gravity of the ground. It is calculated by dividing a part of a unit mass of soil mass/solids by the unit weight of water (distilled). Sometimes, density is used instead of weight. This method is usually estimated using several methods including: Density bottle, Gas jar, Measuring flask, Pycnometer, and Shrinkage limit methods. Pycnometer method involves making four measurements – empty pycnometer mass (MA), empty pycnometer + weight of dry soil (MB), empty pycnometer + weight of water + weight of dry soil (MC) and the mass of the water-filled pycnometer (MD). All measurements are taken at room temp. The specific gravity (GS) is calculated using the four weight using this formula:

GS = (MB-MA)/(MB-MA) – (MC-MD)

Dry Density Tests: These tests make use of the weights of soil particles in a particular volume of soil particle samples and is usually categorized into loose, medium, and dense categories. The dry density tests are estimated by three main methods – the water displacement, sand replacement, and core cutter methods. As mentioned earlier. this hugely impacts the decision to be taken about the kind of air compressor parts to be used in the building which becomes an important part of HVAC planning (Heating, ventilation and air conditioning).

Land

Atterberg Limits Tests: this method is used in measuring the critical moisture/water content of fine-grained soils. This method provides three limits, which shows the qualities of fine-grained soils at various conditions. These limits are the shrinkage limit test, plastic limit test, and liquid limit test.

Proctor’s Compaction Test: this test is carried out to determine the compaction qualities of the ground to hold possible materials such as non-combustible cladding or wooden planks. Compaction refers to the reduction of air voids in the soil through densification. The degree of compaction of the ground is determined by the dry density of the ground.

As stated above, assessing ground quality is very important before commencing any construction. This will not only determine the type of construction that the ground can support but also determine how lasting the construction would be on the ground. This test is extremely important if you want to create multi-storey buildings. If you are thinking of opening special businesses, like this flying fox park which uses preexisting natural elements, this test would not be as important.

Purchasing a Newly Constructed Home

newly constructed home

A lot of people aren’t clear on what the difference is between purchasing a newly constructed property versus an existing property. First of all, you are buying from whoever constructed it, not the man who called it home. What can you expect? There are many things that are different in the purchase of a new construction, here are a few things you should take into consideration.

Find an excellent agent.

Be sure it’s somebody who has expertise in new construction and is not connected with the builder. Model homes are generally staffed by a realtor that has a relationship with the builder. It’s essential for you to get an agent to represent your best interests, from advising you on how best to structure your offer to be most attractive to the builder to making decisions that could impact your home’s resale value. Some new constructions have site registration policies which require your agent to attend your first few inspections to the worksite.

Be creative during discussions.

Builders do not like to drop their costs. Instead, consider requesting the builder to cover closing costs or perform updates at no extra charge. Builders are often reluctant to set a precedent for negotiating costs since future buyers at the development may anticipate similar discounts. Consequently, builders are often more inclined to negotiate “on the rear end” since closing costs and updates are a less obvious way for them to sweeten a deal.

Get everything in writing.

Do not sign anything until everything has been negotiated, agreed upon and written into the contract. If you’re contemplating purchasing a home that’s not yet complete, it is extremely important to spell out how the house will be completed, who is in charge of the mobile job management,  what is going to happen if construction isn’t completed on time and the deadlines for decisions which will happen through the process. Verbal conversations aren’t binding, so everything significant have to be placed in writing and signed by all parties.

Consider renovating your house.

Don’t forget that upgrading your own house is also an option if you are starting to fall out of love with the building, but still love the location. This can often save money in stamp duty and other fees. Renovate your house the way you want, by ensuring you go through trusted and reputable companies. Of course you don’t have to spend millions on renovations as some have done in the past, you can adjust to your budget.

What you see is not necessarily what you get.

The fit and finish of the model house does not necessarily represent what’s standard. Often the model home reflects a mixture of standard materials and fittings, in addition to a couple of upgrades. When touring the model house, be certain to learn which is which. The main thing is to know precisely what you will be getting, what is available and, of course, what it will cost. Bear in mind that costs can vary. The price quoted at the beginning might not be exactly the same when you choose to move forward.

Do your homework on the builder.

Visit other developments and speak with homeowners. Search online for reviews, testimonials and information. Bear in mind that lots of builders will have both happy and unhappy clients in their past. Start looking for trends in reviews and be sure any concerns are covered in the purchase agreement documents.

Obtain a guarantee.

You are often buying a house which is not completed. What guarantees do you have the house will be ready on time and that a solid quality management system is in place? Your purchase agreement documents should specify a completion date. But many builders add provisions which produce the completion date reliant on permit approvals in the municipality or access to construction materials from suppliers. There may also be additional fees if you are not able to close on time if your creditor is not ready.

Get the house inspected.

New homes have problems also. Hire an inspector to make sure everything is secure and up to code. Although most municipalities require new houses to pass license inspections, an independent verification with an experienced contractor is money well spent. Oftentimes, the builder enables buyers to conduct an independent review and consent to fix code compliance problems but don’t include a provision that would enable the buyer to walk away and keep their deposit if they aren’t happy with the result of the inspection.

Find out what is covered.

Many new houses come with a warranty from the builder, but not all warranties are created equal. Know what is and is not covered and for how long. Many builders use a third party warranty company. Sometimes, the maker of certain goods, like windows, might have another warranty or guarantee and the builder may refer all problems with those elements to the manufacturer rather than tackling any issues directly. The builder should be able to provide details on which portion of the residence is covered by which coverage, so make sure you get all these details as pre-sale advice, not after settlement.

Look to the future.

Check with the town to see what is planned for the surrounding area. For those who have an opinion, will it still be there in five decades? Most contractors put the responsibility on the buyer to be conscious of community or neighbourhood dynamics associated with other development in the region such as traffic planning, the growth of neighbouring parcels, etc.. Lots of new communities also have homeowners associations that could affect your prospective new home too.

Do your homework on creditors.

Do not automatically use the builder’s lender. Shop around for the loan that’s ideal for you, not them. Some builders need you to get pre-approved with the builder’s preferred lender. By the time you’re prepared to generate an offer, you likely have already spoken to a lender of your own. It may come as a surprise once the builder requires one to also become pre-approved with their creditor.

Why would they do this? First off, it is reassuring for the builder to hear about your credentials from their lender, even if you don’t end up using them. Second, it can sometimes be the most cost efficient alternative. Much like using the financial arm of an auto company, they are usually willing to offer more competitive rates and fees.

Furthermore, in some instances, the preferred lender is the only option. This is especially true for jobs that are in the first stages of development. If no other creditor has entered this development yet, it may be hard to get a loan from any lender for the property acquisition.

How to keep your construction blog interesting

How to keep your construction blog interesting

Publishing helpful content on your site is important when it comes to modern marketing for the construction and building business. Exactly how do you decide what is worth reading by your target audience? Can you create content that can convert browsers into paying customers?

There are over 750,000 construction contractors or organisations just in the US alone so there it can be hard to be the one that stands out. One way to get through the clutter is to be creating content that has quality and a steady flow. Frequently blogging for your construction business will contribute to a powerful brand and even improve your SEO which will give you’re the competitive edge you seek. Blogging allows for a platform that you can use to showcase the company values, practices and culture.

Here are a few tips to keep your construction blog interesting:

Address common questions

What questions happen to get asked often by your audience? If you can work out which ones and then answer them in a compelling way then you will be able to gain their trust and make it easy for them to find your business among the different search engines. It can be helpful to create a separate blog post for each question. If you get asked often about the sustainable building products then create a blog post about what ones they are, the pros and cons etc.

Varying the medium

Blog posts can be full of info but you don’t want all the posts to appear the same. This is where you may need to bring in some variety. Create the infographics with the best data you have, interview your craftsmen and shoot videos at your job sites. These are different mediums that can showcase the company’s skills. Don’t be worried about going for something different when you’re talking about digital content.

Creating a schedule

Your business will keep you busy that is for sure. So, when you are busy writing blog posts may not seem important. If you cannot manage online publishing often enough then you can outsource this work. Once you start neglecting the online marketing you will end up with a reduction in traffic and less new clients.

How to keep your construction blog interesting

Thinking local

Building and construction businesses will only often work in one location unless the project is related to the construction of an infrastructure system like roads or drainage system. To help customers find you should be including the location-specific keywords within your blog posts, website content and the social media posts. If you offer products or services in different towns include the name of all the location when possible.

Know What Problem You’re Solving

Rather than focusing on how to make money from your blog, consider focusing on what problem you’re solving for your readers. If you address a construction problem that many people face and then offer a solution, then you’ll already be on the right track to monetizing your blog. Your readers come to your blog because they’re looking for something and most times it’s an answer to a common question.

For example, if you’re a construction company and are aware of common problems that your customers face, then address these issues and offer good solutions. This gives your readers a reason to keep coming back for more.

Know Your Target Audience

Speaking of your readers and your niche, you should know who your target audience is. For example, if you decide to write about plumbing, then who is your target audience? Do you want to focus on other people in the industry just starting out, or do you want to focus on regular homeowners who are looking to find ways to clear their blocked bathroom drain themselves?

You might even want both to be your target audience. Whatever the case may be, know who your target audience is and put the focus on them. This will make it easier for you to reach them.

And if you can solve a problem that they’re having, then they’ll return to your blog in the future for more help.

Display Before and After Stories

Writing about before and after stories, is another great idea for blog contents. These stories can go along with a short video, a regular blog post, pictures, customer reviews, or all of the above! This concept particularly works well with the construction theme.

For example, if your focus is on DIY roofing, you can ask readers who take your advice to post pictures of the before and after and leave comments on how the process was for them. If you provide your readers with great content and real knowledge on the subject, then you won’t have to worry about a project turning out badly.

Give Some DIY Ideas and Tips

As has been aforementioned, an idea for the content of your blog is to give DIY ideas or tops to your viewers. If your blog is about painting, then you might want to either target either professional painters or DIY painters.

The DIY world is becoming increasingly popular and you might find that focusing solely on DIY ideas and tips works great for your blog. If you’re someone who enjoys doing projects on the side at home, then this might be a great blog idea! You can really help others who want to try DIY projects, but don’t have much experience. One great thing is because there are a lot of things to DIY, there are a plethora of potential blog contents that you can choose from; from how to unclog the drain by yourself to building a bed from scratch.

Best choice of Kitchen Slab for a reality cooking show.

Variety of dishes

So, you are getting a new bench for your new reality cooking show. It is one of the biggest decisions on what type of benchtop you will use.  It is a main point on the show it will have a huge impact and it is the main focus point. It is where you do all the meal preps as well as cooking. Not only does it need to look good for the show, but you need durability as well. Here is a few of the best kitchen slab work that is well suited for everyday households as well as a reality tv show.

Engineered stone

This is a popular choice of benchwork that kitchen renovators often choose. Engineered stone is made with natural aggregates that are mixed in among resins. You can get this in many different colours from whites, days and different shades of greys. You can choose to have flecks of other coloured stone mixed through it or have the bench slap as just a solid colour. If you prefer to have a chunkier look then you can get an extra skirting to be attached to the edge which is around 20 mm thick and seems to be the latest trend. An advantage of the stone benchtops is they are durable and no specific method for cleaning. If you get the non-porous surface it will resist the staining and the scratching without the need for all the ongoing maintenance. Quartz is in the same category and is another engineered stone benchtop that is quite common.
the solid surfaces are an acrylic resin which has a filling of alumina. This means that joins in the benchtop are invisible once they have been installed which gives the appearance of one solid slab. It is possible to have the sink moulded in which means you won’t have any nooks or crannies for dirt and gunk to get sucked in. This type of benchtop is UV resistant, so it becomes a great choice for outdoor kitchens which are growing in trend. If you have a solid benchtop it means repairs are fairly easy and unnoticeable. If your bench suffers extreme heat damage no worries it can be repaired without needing to get a whole new benchtop.

Polished concrete

Polished concrete is popular in modern homes which is why it can be a good idea for a cooking show to give the appearance of modern and sleek. It will, however, need to be sealed and it not suitable for splashbacks.

Marble benchtops

Marble is a very attractive stone that is often used in benchtops and kitchens as a splashback. It is a very sophisticated option, but it does require some upkeep. Marble is porous so it will soak up spills and stain. You need to ensure the marble benchtop is sealed with a decent quality sealant before you even start cooking on the benchtop. This will need to be repeated every couple of years so as to maintain and sustain the shine you wish to portray on cameras.

Granite

Granite is enduring for your kitchen benchtop, but you will need a large budget as it is known as one of the most expensive materials coming in alongside the marble. This could also complement well with your polished concrete tiles for a shinier look for the cameras. There is a huge variety of styles and colours to choose from and it can handle most things that come at it. Clean the benchtop with warm water and soap to ensure the shine is looked after.

Consider these factors for your cooking reality show. Ultimately, the ratings and participation of the show depends on how eye-catching and luring the kitchen looks for every immaculate kitchen lovers out there.

The Beginner’s Guide to Flipping Houses For Gain

h-e-n-g-s-t-r-e-a-m 180108 unsplash

If you are only getting into flipping homes for gain, there is much to learn, undoubtedly. Is it as easy as it looks on television shows like The Block and House Rules? Simply put, no. However, there are ways that you can enhance your learning curve, avoid the significant pitfalls, and come out with a rewarding gain. The more houses you flip, the more experience you’ll receive, streamlining your ability to rehabilitate properties successfully.

The Different Definitions of House Flipping

When people refer to “flipping homes“, most are referring to this procedure of buying profoundly distressed properties at auction, from bank or foreclosure brief earnings at a discount, then immediately flipping and selling that land to a homeowner with no much in the manner of renovations. Though this type of home flipping is popular and possibly rewarding, this maybe not the type of home flipping we’re referring to this.

When you purchase a distressed property, create no actual improvements, then immediately renovate it for quick sale, you don’t provide the buyer with a great deal of value. However, when you purchase a distressed property, superbly renovate and then market it, you’re adding real value. A better renovation converts to greater profit potential.

Flipping Houses For Gain: Not As Easy As They Say

Learning any sort of property investing, whether it’s flipping homes or buying investment properties, isn’t straightforward. It is capital intensive and can be a great deal of work. In conventional renovation-style house flipping, you will need money to purchase the home, money to produce the improvements and hope to get everything back (and then some) to make it worthwhile to you. These variables make home flipping a risky investment and not for everybody. It is fast paced, fraught with potential dangers, but if you do it correctly, the profit margins are extremely sweet indeed.

House Flipping Measures for Beginners

Measure #1: Evaluate Your Money Situation

Evaluate your financial situation, and decide whether you are in a position to flip a home – there is risk involved. You have to be aware of how much cash you need to invest in your, or if you will want to locate investors. Finding investors is a skill unto itself, but understanding how much money you need to spend before you start is the logical first step.

One fantastic way to get started flipping homes if you do not have the cash is to do everything on your own, is to locate a joint venture partner or partners that have the financial flexibility to spend. Splitting your initial home reverse gains with different partners is an excellent way to flip your first property while creating some momentum and acquiring invaluable experience.

There are a lot easier things you can do however, for example, cleaning the floors, cleaning the fittings and windows, dusting or perhaps steam cleaning the carpets.

Lighting: With just the correct lighting, you may earn an office, warehouse, factory or some other kind of commercial area appear larger and cleaner. Crisp white lighting is best and is a must-have for office environments, natural lighting through windows is also very desirable. Repairs: By plastering holes in the walls and adding a new coat of paint, then it is possible to quickly make the assumptions look brand-new again. The best part is it is inexpensive to do! Replacing old and tattered carpeting and fittings can cost a bit more but it might help you attract potential customers.

The following step is ensuring that the building is structurally sound. It could be well worth paying for a construction inspector to have a part of their assumptions particularly if it’s an older home.

Always get approval prior to undertaking building work:
Keep in mind, it’s up to local councils to choose what zoning is right in their place and thus don’t simply begin converting or expanding without approval. The council might well deem the construction work prohibited and make you scale back your plans or even make you pay for reparations. Professional Smoke Detector Installation

put in smoke detectors

You have recently built a new house, and you need to do all you can to protect it. You’ve bought a comprehensive insurance plan. You have installed security fencing and lighting. And you have carefully landscaped your house to minimise bushfire risks.

All these additional investments have sapped your finances, and you still have to install a couple of smoke detectors to complete the job. Battery-powered detectors look like a simple and inexpensive strategy, and you know it is simple to put a few on the ceiling yourself.

However, before you proceed with that idea, bear in mind that you ought to hire an electrician to install and replace your smoke detectors for these reasons.

  1. Australian Law Requires a Professional

Australia’s laws have strict regulations regarding the installation of smoke detectors. Although older houses (before 1997) can rely on battery-operated alarms, newer builds (after 2014) must have interconnected smoke alarms hard wired into your mains electricity supply.

As mains jobs involve serious (and possibly harmful) electrical work, you want to hire a licensed electrician to install the sensors and alarms while following the manufacturer instructions precisely. If you are not able to fulfil the regulations and laws, you might face up to $5,000 in fines for noncompliance.

  1. An Electrician Can Recommend Compliant Devices

Even though you can get any number of smoke detectors in stores and online, you should not install just any system which happens to catch your attention. To guarantee safety, your alarm should meet Australian Standard AS 3786-1993 and have Scientific Services Laboratory (SSL) certification.

Needless to say, you’ll find a comprehensive list of approved alarms in https://www.activfire.gov.au. However, this list can prove tedious to sort through in case you do not know what features to look for.

Many domestic and industrial electricians, nevertheless, often associate themselves with smoke detector makers, so that they are able to get good deals on alarms. When you hire professionals, your electricians are not only going to recommend a suitable device to your needs but will also pass on their savings to you.

  1. An Expert Knows Ideal Installation Locations

Smoke detector installation might appear direct and simple, at first. Just attach the alarm to the ceiling, turn it on, and you are ready to go.

Yet for the best results, your smoke detectors will need to sit in certain places in your home. Ideally, you should have an alarm for each bedroom, hallway and living room. And in case you’ve got several floors in your house, you require a smoke alarm in the stairs that connect the two levels.

An electrician can place your sensors so that they have a smaller likelihood of false alarms. He or she is able to keep your devices away from air conditioners, heaters and fans that would influence the alarm’s performance. And an electrician knows to avoid putting devices too close to the kitchen and bathrooms, as the steam and cooking fumes may interfere with the unit.

  1. You Can Group Multiple Electric Services Collectively

When you wish to save money, you might prefer to do lots of the repairs and maintenance yourself. You may unclog toilets and replace leaky faucets. You might patch up your drywall or re-glue a loose floor tile.

But bear in mind that your electrician may also give you numerous services, from updating your mains to installing garden lights to connecting your telephone and TV. And lots of business offers, discounts and rebates when you set several services together.

If you hire a professional to install new smoke detectors, you may also ask them to check security switches, set up your home computer system and replace the leaning power pole nearby. And the more services you purchase, the more you save in components, time and labour.

Do Not Wait to Hire an Electrician

Though smoke detectors and alarms look like a small, inexpensive solution, they play a substantial role in protecting your home. Instead of risking your investment on a faulty device or bad installation, speak with an electrician about adding sensors to your home.

Tips for Building a Home

tips to build a home

Building your new home is an exciting and occasionally overwhelming experience, but for the builder it’s extremely routine, which is the reason you will need to be an active participant in all aspects of the home building process to make sure you wind up with “YOUR” dream house.

Building your new home can’t be a passive exercise, since there are several choices that “must be” made by you. If you’re unable or unwilling to make these decisions, then you may force your builder to create them and run the risk that your new house won’t turn out how you envisioned it or price what you believed. Here are 5 things you need to know and take into consideration when building your new home:

  1. Know your numbers

Before you begin building your new home, run some numbers to ascertain whether you can afford to create the home you desire. Most home plans offer a price to construct tool (usually for a nominal fee) to give you an accurate estimate of construction costs based on where you are building. The numbers include the costs of building, tax benefits, funds for the down payment and slush fund, along with other relevant calculations.

As soon as you’ve decided you can manage to build the house you want — buy your home plan and visit the bank to arrange for funding. Bear in mind that house construction financing is somewhat different than regular mortgage funding. First you will need a house construction line of credit which will be used to pay subcontractors and suppliers who perform work and source supplies. Once your property is constructed, you’ll require a home mortgage to pay off the construction line.

  1. Check the reputation of your builder

Many builders are out there, but not all are created equal. Do a little research to discover which design and build company has the best reputation. Whether you search for information on the internet or get recommendations from your loved ones and friends, figure out if a builder is admired for doing quality work in addition to being punctual.

  1. Construct with resale in mind

However much you really love the house which you’re building, it is unlikely that it’ll be the last house you will ever own. Recognising this, you should be mindful of its potential resale value. Do not add so many updates that you overprice your home for the area. And do not choose anything too out of the ordinary- stick to contemporary house designs. Ask yourself whether the features you’re contemplating installing are going to appeal to other people.

  1. Think Green

Ensure to do your research to make the most of energy-efficiency in the design of your new home. Your architect and builder will help make certain that your windows are south-facing so that you get as much sun as possible heating your residence. You will need to make sure that toilets, laundries and garages are on the south side of your house and have little windows to minimise heat loss. Spend time picking your insulation and HVAC systems, in addition to energy-efficient appliances, solar kits, and water-saving taps and toilets.

  1. Do not forget the punch

Part of the last phase of building a new house is to discuss your “punch list.” A punch list is a list created in the conclusion of structure that shows what needs to still be done or what has to be repaired on the new structure. You and your contractor will make this list the week prior to closing when you proceed through your closing walk through. You should be taking notes each time you come to your construction site or do a walk through.

For those who have a realtor, it’s a great idea to have them engage in the punch list since they’re not emotionally attached to your house and might have a better eye for identifying defects.

When developing a punch list to your new home, bear in mind that problems typically fall into two classes: reasonable flaws and irrational defects. Maybe your electric driveway gates are faulty or you notice a crack in the ceiling, now is the time to voice these concerns. Reasonable flaws are defects that fall within the tolerances of building construction (or insignificant defects that generally do not impact the grade of the new home).

On the other hand, unreasonable defects are flaws which must be fixed. These issues do influence the quality of the house. After any unreasonable flaws are fixed in your new house, this is known as substantial completion, so the new home is liveable and could be inhabited. Before closing on your new home, you’ll have one last walk through to confirm that the items on your punch list were fixed.

Be certain you place the money for the conclusion of your punch list in escrow. This will let you move into your new house while still requiring the builder to complete the items on the punch list. The punch list marks an exciting time in the process of building your new home, because your house is almost done! Remember to not get so excited that that you breeze through your punch list, since you don’t need regret that you did not take the opportunity to fix these issues.

Style Tips for Auctioneers

style tips

As an expert in any industry, it is important to look the part, but it is especially true in real estate, as you’re essentially convincing people that you are the ideal person to sell their most valuable asset — their property.

First impressions are paramount, and they are the difference between a customer choosing you or selecting an agent who’s better presented. Looks are everything. If you do not care about yourself, you cannot care about others.

When a couple is selling their home, they would expect to see a well-presented professional standing at their door who isn’t lazy, and it is really easy for one to be lazy with their presentation

For a female realtor or auctioneer, a great pair of heels is vital on auction day. And no, fluffy heels you might wear on your weekends are not an acceptable choice. There is a lot to be said for putting your best foot forward and your choice of footwear is of upmost importance when trying to achieve this. There really isn’t an excuse for a professional residential or commercial agents to have cheap, worn-looking slides or sneakers – it’s unprofessional and reflects poorly on the person donning them.

Stylist Sally Mackinnon, of Styled by Sally, says easy elegance is generally the best approach. She recommends a traditional pump for girls in a medium height that lets them walk confidently and comfortably – leave the 7-inch wrap heels at home.

For guys, Sally Mackinnon recommends a timeless kind of shoe such as these Grafton Brogues. When it comes to suits high-end Australian labels like Scanlan Theodore, Willow, Carla Zampatti and Bianca Spender are a good pick. Suits signify a certain amount of professionalism – well-made, tailored suits are an investment and the quality radiates power and authority.

The “you get what you pay for” adage holds true when it comes to suits. Good bands suited for both sexes include Hugo Boss, Ted Baker and Armani for men, and Karen Millen, Cue and Veronika Maine for girls.

You can expect to spend anywhere from $500 to $1000-plus for a great suit, but there are still occasional deals available for both genders if you look hard enough, depending on the store and time of year you can sometimes walk out of a store having only paid $300 for a high quality, tailored suit. Stylists generally advise against anything oversize or ill-fitting, or out of date.

Skirt lengths should be around knee length and cleavage for girls is a faux pas when it comes to conventional work apparel. Usually, 100% percent wool or wool blend suit is best, anything with polyester will go glossy as you wear it or if it is dry-cleaned.

Wool tends to mould to the body, and is more breathable, too — important to prevent the biggest faux pas of all – bad body odour. Sweat can get trapped in suit coats that are not aired out frequently, but it’s important not to dry-clean suits too often as it can age them prematurely. Hang it up in the bathroom when you shower to steam it out or hang it out in natural air.

Good presentation does not finish with suits and footwear. Auction day is a day where you are on show and have to look your absolute best. Men, should ensure they are cleanly shaven and ladies should ensure their hair is neat and tidy.

It is even a good idea for men to consider putting on a vibrant or distinctive tie to stick out from the bunch. It’s great to wear something different when all men in suits can often look the same, a vibrant tie is something people will remember. It is fine to show a little bit of personality with accessories like scarves and jewellery for ladies, and cuff links, pocket squares, tie pins and socks for men, but ensure it’s not too loud or distracting.

But remember, agents aren’t selling themselves, they are trying to sell a commercial property or residential property, therefore it is important not to be too flashy or outrageous. The trick is to stick out in the ideal way. At the end of the day you need to be noticed and identified as the agent, people need to be able to point you out.

What material should you use in your next build?

building materials

Before modern technology and the ability to control steel and concrete, the area of architecture consisted of wood and cave dwellings. We have come a long way since then, in terms of having the choice to build with many different materials. Today’s cities show skies punctuated by buildings so tall even architectural tour guides encounter the occasional pain in the throat. So, which substance reigns supreme in the area of development today? Should we be using metal fabrication such as steel, or concrete in your next build? Both provide numerous advantages, yet different materials cater for your various needs.

Safety

The building’s center (where lifts, stairs, and electricity systems are located) will be encased in 2-foot-thick concrete for security in case of a fire or terrorist attack in extreme situations. Cast-in-place reinforced concrete provides outstanding resistance to burst and/or impact. This being said, concrete requires no extra fireproofing treatments to fulfill stringent fire codes and performs well during both the natural and man made disasters. Due to concretes inherent heaviness, mass, and strength, buildings constructed with cast-in-place reinforced concrete can withstand winds of over 200 mph and perform well even under the impact of flying debris, giving this material a popular stance due to its structural ability.

With good design, engineering, wire fabrication, and construction, the rigid structures constructed with concrete can exhibit greater ductility, which is a must in areas prone to seismic activity. However, with the inclusion of passive fire protection such as spray-on fireproofing, buildings constructed of structural steel may sustain greater temperatures and, thus, provide additional security.

Do not base your opinions about steel’s performance on the occasions of accidents or unfortunate events. The report indicates that the inherent redundancy of the steel frames averted the structure’s collapse. We’re seeing plenty of structures built taking into consideration progressive collapse for burst conditions that have been designed very efficiently and very efficiently in steel.

Cost

It is true, costs of building materials have spiked. However, the price of ready-mix concrete stays relatively steady and even the growth in steel has had a minimal impact on reinforced concrete construction projects. Concrete costs remain very stable despite the varying and significant increases in additional construction material costs.

Whilst cast-in-place concrete structure can be more expensive on the front end, the return on investment achieved can decrease the cost differential.  Insurance companies recognize the advantages of a cast-in-place reinforced concrete office building since the above benefits; enhanced safety and structural integrity and to decrease accountability on their part. Some insurance companies claim that developers and owners of reinforced concrete-framed office towers with a concrete core, and broader egress stairs, will save almost 25 percent annually on the cost of property insurance.

The big news in evolution is the amount of steel. And while structural steel has undergone a 50-percent rise over mill costs since November 2003, specialists such as cross stress that structural steel represents less than 20 percent of all of the steel used in building construction. If you examine the overall effect on project costs, in the past year we have seen job costs go up by about 10 percent because of gains in all kinds of construction materials.

And despite what some concrete specialists say, in the event that you thought you would escape the rising steel costs by opting for reinforced concrete, then consider again. The costs to get a concrete framing system have gone up quite much equivalently into the expenses of a steel and wire framing system. For a precise reading on which material is most cost effective, analyze current concrete and steel framing costs on a project-by-project foundation.

Customising your Cars Sound System

car sound systems

There is something timeless about driving in your car with your favorite music blaring through the speakers. But for some, the stock standard audio system that comes with the car doesn’t suffice.

Here are a few options you can consider to help transform your cars entertainment system.

Woofers and subwoofers

Woofers are an integral part of 3-way speaker setups. Woofers are often contained in one speaker housing along with two other audio drivers known as a ‘tweeter’ which creates high-frequency sounds, and a ‘mid-range’ which creates sounds in the middle of the sound spectrum. Woofers are responsible for reproducing lower frequency bass sounds and, depending on the design, they may also cover some of the middle range frequency notes.

Subwoofers are extra, add-on equipment not usually found in car sound systems and they

are all about the bass. Subwoofers can be mounted anywhere in the vehicle and come in a range of shapes and sizes to suit your demands. You can purchase individual replacement subwoofers, complete box assemblies with subwoofers already installed, pipe-shaped bass tubes (which take up less room), as well as a variety of empty housings if you prefer to build your own.

Subwoofers added to an already outstanding car audio system will put you and your music above anything that a factory system can offer. Everything from classical to classic rock sounds better when the bass is boosted – it’s not just for hip-hop. All of these products can be purchased together with all of the coverings included or on their own and many audio or car experts specialise in multimedia installation. However, if you’re looking to save a few dollars and consider yourself a bit of a handyman – you can install the subwoofers yourself in a custom-made box that perfectly matches your car’s interior.

Customising your own subwoofer box

Carpet

Carpet is an affordable and easy-to-apply box covering. You can use carpet to get a very professional look to your custom-made subwoofer box and the carpet comes in many colours so it should be easy to find some to closely match your car’s interior carpeting.

To apply carpet you will need a utility knife, staple gun and adhesive. Simply spray the adhesive on the back of the carpet and onto the box, allow it to partially dry before sticking the carpet to the box. Put a couple of staples into the unobtrusive spots to ensure the carpet stays firmly in place.

Vinyl

Vinyl comes in hundreds of different colours and textures so you can achieve any look you want for your sound system box. Good vinyl can be more expensive than carpet but is definitely worth the cost, especially if you want to match your upholstery or dash as closely as possible.

To apply vinyl you need the same basic tools as for carpet as well as a heat gun. Vinyl should be heated during application so it can be stretched tight enough to eliminate any wrinkles. Take your time with the application – ensure the vinyl isn’t too hot as this may cause it to bubble or overstretch. It may be worth purchasing extra vinyl so you can practice before starting your project.

Anything goes

The sky’s the limit when it comes to customising your subwoofer enclosure. Instead of carpet or vinyl, you could use just about any fabric, you can even try and match your cars automotive leather. You can even try installing a Plexiglass window in the top or side of your sound box, that way you can show your sub off from all angles. There’s also the option for lighting. Illuminate your box from the inside or outside with LEDs, neon, or strobes.

Three Tips to Hosting Your Own Brunch

healthy breakfast

Lazy weekends turn amazing when great friends and delectable meals come together. It is the sort of holiday action that will drop by the wayside when the pressures of ordinary life return. However, it does not need to be like that!

A Simple mix between lunch and breakfast, without the strain of supplying a major meal, brunch is your opportunity to kick-back and unwind, and host an enjoyable and relaxing event that may have your friends laughing in their smoothies and swaying into a vacation beat. Whether you are going snazzy or easy, keep it stress-free, fashionable and satisfying. Below are a few vital components to demonstrate how to achieve that.

The principles of this world have ordered that we can’t all own a Spectacular rooftop in Williamstown or in Bayside. We are okay with this. There are lots of strategies to maintain a fantastic brunch regardless of where you live and that is the way…

Be Ready

It is your party and you must have fun if you would like to. The key to being comfortable on the day would be to pre-prepare as far as you can. At times, you’ll have weeks to produce lists and become organized, and other times your New Year’s Resolution to be more spontaneous may leave you with just 24 hours, or even less… Do not panic.

Whether you have invited five individuals or 50, if your brunch is in your home then you’ll need to tidy! Make sure chair and kitchen spaces are clean and free from clutter. Brunch will not feel really carefree if you are dodging piles of paperwork and general messiness.

Would you ever have sufficient chairs? Think about taking some indoor chairs placed in the exterior, or vice versa. Hosting an all day breakfast or brunch is the type of meal where folks would like to chill out, go about and do things a bit differently. They will eat standing up, perch on a stool having a beverage, or recline on a deckchair or ground pillow (that they might even fall asleep but hopefully that is not your issue).

Storage boxes are a fantastic method of putting extra supplies in simple reach, rescuing you from annoyed glances in the future. Fill them with cushions, crockery, cutlery, prepare candles and linen, just in case. Then, since you are the host, you may be the first to kick off your shoes!

Rolling Dining Room Trolley to Start the Party

Long before anyone arrives, inventory up a trolley or any hardy Shelving to utilize as a DIY servery. Guests may then help themselves to drinks, grab a plate in the pile and ‘ooh’ and ‘ahh’ on those yummy pastries and sweets.

Select Your Menu

Brunch menus are flexible, flavourful and appeal to every taste and season. While spring and summer matches tropical cuisine, cooler occasions will inspire brown sugar porridge and pancake stacks. It is logical to supply some heavy and light food alternatives to cater to every desire, also.

Listed below are a couple of menu ideas to inspire you:

  • The classic (eggs and bacon)
  • Eggs Benedict and breakfast hamburgers
  • The continental
  • Get glass jars of cereal, muesli, fruit and yoghurt
  • Morning tea
  • Sandwiches, cakes and a choice of hot and iced teas
  • The house café
  • Banana bread and cakes (coffee machine is vital)
  • The health nut
  • Bircher muesli, fruit platters, sprinklings of chia seeds, juices And smoothies
  • The glamour puss
  • Champagne and blinis, Bloody Marys and candied nuts

Many brunch food choices can be created or purchased as take home meals advance. Get as much done the evening before to maintain the morning as stress-free. The sooner you can consume the meals, the less organizing you’ll need to do after the guests arrive.

Select the best seasonal produce to create fresh fruit platters, displaying a mixture of chopped and whole fruit. Their tropical lushness, smells and looks will offer a stunning centrepiece to each dining table.

Another choice is getting your visitors to DIY. You supply the components, buffet style, such as a breakfast wrap or hamburgers and they also make it exactly the way they like it. I am liking this idea more and more.

A barbecue will make it possible for the host (or the designated chef) to cook hot meals as they’re ordered. Throwing bacon, eggs, sausages, veggies, or perhaps pouring pancakes on the hotplate will signify that yummy burgers and luscious foods could be prepared in minutes.

Channel café design and exhibit your own menu on a propped-up chalkboard or on butcher’s paper. Letting people know what food is available leaves nothing to chance. It tells people that you will create breakfast hamburgers, but that the fish platter they found within your refrigerator isn’t (I repeat IS NOT!) with this morning’s brunch! Your visitors may adjust their expectations accordingly.

Pick a Place

While the family room, kitchen, balcony or yard in your home will work for some, others may venture further afield. Consider places like a neighborhood park (chairs, sun-cover and a barbecue is a bonus!), a location with a view, or even a shore or river can be perfect to invite friends to.

Outdoor kitchen/eating spaces create great casual places for brunch. Going undercover means that the weather will not mess with your plans. You can barbecue while your visitors shout, swim when there is a pool or simply loll about preparing your next holiday.

If you are maintaining it comfy indoors, try pushing your furniture into the Edges of the space to increase mingling space.

If it comes to an efficient seating structure, consider bus stops. A narrow seat is a lot more useful and powerful space-wise than a selection of seats are.

Have you got a balcony you are simply not using? Maybe it’s littered and unattractive? Perhaps it requires a cool makeover to turn it into a new brunch-ready spot?

There is something about fresh air, possibly a couple birds singing along with a tree or two, to place a grin on everybody’s face. Maintaining your brunch outside feels like a fantastic choice compared to indoors.

What’s Hot and Not in the Small Kitchen

compact kitchen

Kitchen patterns are on the move this year with renovations concerning benchtop style and a renewal in tiled splashbacks. Marissa Lintott, Ausbuild’s senior interior stylist stated this year we might expect to see an ongoing decrease in thicker, chunkier design stone benchtops and a go back to a slimline surface.

New patterns as the year advances consist of trying to find visual impact in kitchen locations aside from the benchtop, and using the splashback to include a wow element. Brand-new products set to get into the marketplace this year are using an amazing new component to the kitchen style, such as kitchen gadgets and innovation that have sufficiently utilized agile test management services to ensure they work efficiently and effectively.

Renovation or entirely remodeling a kitchen area can be a huge job, but it also has the very best ROI out of any house enhancement. But these enhancements do not come cheap. A 2013 U.S. Census Bureau report stated that the expense of a typical kitchen area remodel was $5,000, with the price for total remodelling at $27,353. Provided these expenses, renovating professionals state there are ways to save to spend lavishly on crucial products.

Start with a comprehensive layout, stated Ariel Darmoni, handling partner at 123 Improvement, a basic specialist company which was included in Houzz and on HGTV. And do not stint on crucial life-safety enhancements like mold removal and ventilation, stated Beverley Kruskol, owner of M.Y. Pacific Structure, a basic professional who has dealt with high-end restorations, including for Mario Batali’s dining establishments in Los Angeles.

Tile, floor covering and lighting can be both cost-effective and gorgeous, Kruskol stated. Tile is less expensive than engineered timber and hardwood floor covering, and Darmoni chooses tile floorings in kitchens since wood floorings can be quickly harmed by water leakages from dishwashing machines.

Big-box sellers offer appealing tiles for a portion of the expense versus what’s cost designer display rooms do, Falk stated. For individuals who have their heart set on high-end tile, she advised highlighting it in a particular location, like in a backsplash around the variety, and after that framing it with train tiles, which Falk stated are her “go-to” tiles. Unique, budget friendly lighting choices are offered at retailers versus paying up at a display room, they stated.

Select a better faucet over a sink, Darmoni stated, but take a look at the faucet building. Better-made faucets have long lasting metal cartridges within, which are the valves that switch on the water and mix temperature levels. High-end devices might be a deserving splurge; nevertheless, Kruskol stated property owners need to consider how they use them and the length of time they’ll remain in the house.

House owners who aren’t doing a gut rehabilitation and are cutting corners can get brand-new doors and hardware for their existing cabinets, Kruskol stated, which can rapidly upgrade the appearance and bring a contemporary interior design style to the home. Even refinishing existing doors can revitalize an exhausted kitchen area. The two locations worth a splurge are cabinets and counter tops, they stated. Think about stepping up to semi-custom cabinets from a regional cabinet provider and preventing the big-box merchant.

Dealing with a regional cabinet provider to develop innovative storage that matched your glue laminated timber frames can help remove a great deal of the lost area in kitchen areas, Kruskol stated. Upgrades like pull-out racks and Lazy Susans work, but Falk cautioned about getting carried away with other expensive upgrades like device garages and integrated spice drawers. Home owners also tend to spend a lots of money on home automation, but this involves high maintenance costs when the provider’s software tester and testing course fails to recognize the needs of your house. So these can look good but might not be useful, she included.

Another advantage to using semi-custom cabinets is they can be developed to fit a house’s unavoidable flaws in such a way premade cabinets cannot, stated Darmoni and Falk. All 3 recommended thinking about updating to natural stone counter tops versus produced designs. Not only do they look lovely, but they will last for several years. Granite has actually constantly been popular, however high-end products like quartz and quartzite are ending up being budget friendly. The one stone they do not advise for kitchen areas is marble.

House Renovations: Australia’s Next Construction Boom?

construction boom

The current edition of the HIA Renovations Roundup was just recently released. The report marks Australia’s many extensive pulse-taking exercises of the country’s $30 billion-plus house restoration market. Along with examining the existing state of the market, the Renovations Roundup also offers projections of restoration activity for each of the states and areas out to the year 2020.

Lots of people have been amazed to discover that the efficiency of the slab crane for hire in the house restorations market is not always in step with that of brand-new house building activities. Certainly, occasions over the past years have highlighted this divergence rather starkly. For instance, while the brand-new house building side of domestic construction enjoyed its biggest and longest ever upturn between 2012 and 2016, restoration activities and house extensions sustained a sharp contraction between 2011 and 2013, with the volume of activity falling by some 14.4 percent over 2 years. The occurring healing was sluggish to gather momentum – a snail would have made much a faster advance to begin with. Nevertheless, by the end of 2016, remodellings activity was 8.5 percent up on its 2013 trough.

Among the essential functions of the HIA Renovations Roundup is that the outcomes of a distinct quarterly market study exist and evaluated. In regards to its reach, the restorations market is a generous one: the key individuals are extremely focused among sole traders or little companies, with the radiance encompassing a more cohort of subcontractors such as electrical contractors, plumbing professionals, painters, extension builders, carpenters and plasterers.

In regards to the particular kinds of remodelling work done, repair works and interior decorating are the support of the marketplace in the post GFC world. Other crucial sources of work recognized by the study include bathrooms and kitchens. These locations of your house have generally been popular to remodel, and when it comes to a kitchen area, a bigger square metre footprint typically emerges from the reno task. The HIA-GWA Kitchens & Bathrooms Report 2016/17 was launched in early April and provides thorough coverage of the activity both in regards to brand-new houses, and bathroom and kitchen remodelling work.

One section of restorations that has been hard strike in the more careful post-GFC world is building extensions and double storey additions. The Renovations Roundup study does offer proof that this essential part of remodelling activity is once again gaining steam, a finding supported by anecdotal proof. This is a motivating advancement.

With conditions in the remodellings market substantially quieter than in brand-new house structure, over one third of renovators have shown that they have handled brand-new house structures working this cycle. Over recent years, an understanding has actually grown that Knock-down Rebuild (KDR) work has actually been changing a few of the bigger remodelling tasks. The current study results mostly refute this theory – simply 28 percent of participants are of this viewpoint. In all likelihood, we are seeing healing in both KDR and building extensions, where the healing in the previous section of the marketplace started initially.

The healing in remodelling activity that has played out over the past couple of years including low loaders and crane hire in South Australia was triggered by the decrease to historical lows of rate of interest throughout the spectrum. This permitted homes to undertake loaning for house remodelling operations at lower expenses. That this environment was preceded by numerous years of heavy conserving by the home sector implied that a big reserve of money was also offered for the functions of restorations work.

Contributed to the mix was the strong upturn in house rates since 2012 in Sydney and Melbourne. This more than renewed the house equity tanks, specifically in Sydney, which had been operating on empty for almost a years. This general circumstance has offered potential renovators in Australia’s two biggest cities with the self-confidence and – more notably – the cash to give the okay to remodelling deals with their houses.

Landscape Enhancements: A Great ROI for Your Home

landscaping important for your home

We talked to numerous regional landscapers about outdoor remodelling jobs, the value of handling such jobs, return on investment (ROI) on searching affordable websites for a mortgage broker to refinance the mortgage and spend money on the outdoor jobs if they choose to sell their house and even how much appeal each task is most likely to have for buyers.

The majority of our landscapers ranked standard yard care as the primary task that attract purchasers and admitted the cost recovery of yard care and great curb appeal has a return on investment of well over 200 percent of the expense approximated by landscaping contractors for their services. An overall landscape upgrade, brand-new patio, brand-new deck, and hardscape update all rendered a full cost recovery.

The National Association of Landscape Professionals emailed a survey to their more than 2,113 member database and the landscaping remodelling/improvement rank of finest interest property owners for cost recovery and selling characteristics were ranked as follows (greatest to lowest):.

  1. Having a standard Lawn Care Program: cutting, trees, mulching, planting, tree care, flowers;
    2. Landscape Upgrade in little areas of the lot: new rock, new plants;
    3. General Landscape Upgrade: whole re-do, trees, plants, retaining walls;
    4. Covered Patio: shade covering, ornamental concrete;
    5. New Wood Deck: composite material, enlarged if possible;
    6. Hardscape: garden pavers and pool pavers;
    7. Outside Fire pit;
    8. Outside Fireplace;
    9. Sod;
    10. A new swimming pool

Let’s move from landscaping expense return on investments/improvements to a subject that is often more important than the final product, not just searching cheap websites to find a good broker, but hiring the right landscaper. Landscapers can turn your yard into a magical wonderland; however there are some that can leave you with a headache:

A homeowner wanted the outside of his home painted. He did not get any quotes, simply used the “certified” fellow that was suggested by a pal of his neighbour. The expense of the exterior painting was $4,500. After 1.5 years, the paint is now washing off and fading. The “licensed” specialist is an unlicensed entity and per Arizona State Statutes can legally charge $999.99 for services rendered, based on the total expense of the project. YCCA helped the house owner in filing a problem with the ROC for unlicensed work and eventually should be able to recuperate some of his money back.

Moral to this story; obtain quotes and ensure the contactor has a license before you hire them.

The next concern included installing retaining walls in the yard. The homeowner called a couple regional licensed landscapers, and then saw an advertisement in a regional publication for landscaping services. Yes, you guessed it; the property owner opted for the most affordable quote, which was the unlicensed entity. The unlicensed entity requested a $5,000 deposit on a $9,000 task and to top it all off, the owner did not form a contract, nothing in writing to specify the limits of the task and paid money. The other 2 quotes for the task varied from $15,450 to $16,850. This was a lowball bid which must have sent up a red flag. As well as more of a red flag, the telephone number for the advertiser was a cellular phone– no established company.

The moral to this story; get all the quotes, inspect the license and with an extraordinary lower quote like this, ask questions.

So how does one employ a specialist?

Beware when asking your pals because they might have actually worked with unlicensed entities without understanding. Not all unlicensed entities are “bad.” Not all licensed professionals are “excellent” either do your research and ensure there is some form of owner builder constructions insurance for the works.

As soon as you have a list of professionals, validate their license status and check online for any bad reviews on them or their work.

It’s important to verify with the permitting jurisdiction that you live in if a permit is needed for the work being carried out. The majority of structure projects, even small ones, typically require building permits and assessments and builders indemnity insurance from the contractor. If your job is not allowed or does not comply with building regulations, you will most likely be asked to either eliminate the structure or bring it up to code. You will probably need to fix the issue if when you attempt to sell your home.

Validate insurance. You can’t manage for somebody doing work with your home without owner builder insurance. If they ruin your property and it’s not guaranteed, the expense falls on you. Make sure any subcontractors that are used are certified also. Most homeowner insurance policies state that any work done to the home needs done by licensed professionals.

Constantly get quotes and comprehensive estimates in a written contract. Verbal agreements are worthless in court when things go wrong.

A conscientious professional will notice what the homeowner wants from a task and what they plan to spend. It’s essential to compare apples to apples when you’re examining quotes so you can ask questions like “why are you using 50 percent less products than the other 3 contractors I’ve gotten quotes from?”.

All quotes must be well balanced and if there is a “lowball bid,” there is a concern.

Prepare an agreement that details every step of the task: payment schedule; a start date and forecasted conclusion date; specific materials and items to be used; and a requirement that the professional acquire lien releases (which secure you if he does not pay his costs) from all subcontractors and suppliers. If any changes are made to your job, request for the modifications in a written contract as well.

If a contractor firmly insists that you pay a big deposit or the total expense before the work even begins, that is a red flag. Never pay in cash, make checks payable to the licensed contractor (not a specific person), and never enable payments to get ahead of the work.

We ask that you familiarize yourself with these concerns to better your possibilities of hiring the ideal contractor. If you pick your specialist carefully in the beginning, you are less likely to have problems later. While screening specialists may appear more work than the job itself, the effort can save you enormously in cash, annoyance and time.

Home Remodeling

renovating ideas that are costly

Bedroom designs are a must for anyone who wants a bedroom that is a relaxing and comforting environment.

My husband is a remodeling and emergency plumber contractor. I make my living as an interior designer. This combination allows us to do some work together on remodeling jobs. We both agree that remodeling bathrooms are the project we least like to do. The reason is that in remodeling bathrooms there are so many variables, even though it is the smallest room in the home.

Remodeling bathrooms are time-consuming, costly and inconvenient for the homeowner. This combination does not usually make for a happy customer. The other factor that makes remodeling bathrooms difficult is that people spend so much time in them that they notice even the tiniest of flaws. When working with tile and grouting and cramped painting quarters there are bound to be some flaws, no matter how careful the craftsman is, but this is hard for the homeowner to accept when the cost of the makeover is so high.

I have decided that in remodeling bathrooms I am only going to get involved in projects where the entire room is being gutted. In this kind of project, the painting or wallpapering goes much easier because there is not the task of trying to reach behind the toilet or edge in along a vanity, laminated timber looks better when it doesn’t have too many cuts so a flat lay across the whole room will be really beneficial. Also, the finished product has a much better appearance if all the beach style homewares are installed at the same time. By gutting the room you can actually save money because the plumbers and electricians do not have to try to work around existing fixtures.

Wood Floors

Among the many homes I have entered in my lifetime, I have to say that none are as warm and inviting as those that have hardwood engineered timber flooring.

The main thing I tell customers with remodeling bathrooms is to add 7 days onto any time estimates that they have received. By doing this I help alleviate the frustrations that are felt when the project runs over time and they get a pleasant surprise if it does not. I also encourage families to develop a bathroom use plan during the remodeling project. The reason for this is that by having one bathroom in a home out of service someone’s routine is most likely going to change. By having a plan the household will function better. It amazes me that some people are surprised to find out that most times the room is unusable while remodeling bathrooms.

Remodeling bathrooms can be time consuming and inconvenient. But a bathroom that has been remodeled well will add beauty and value to your coastal style home. A newly remodeled bathroom is always a very strong selling point for an existing home as the new owners can be confident there will be less of a chance of a plumbing emergency. Adding additional bathrooms also greatly increases a home’s value. Multiple bathrooms are something that people like to have for daily convenience as well as convenience when entertaining guests.
